Electrical Safety Roundtable Relaunches the Landlord Home Safety Guidance

The Electrical Safety Roundtable has relaunched the Home Safety Guidance, which helps landlords in the private rented sector ensure all the appropriate checks have been made to meet their duty of care to their tenants.

The Home Safety Certificate and Home Safety Guidance demonstrate that appropriate home safety checks have been carried out to highlight landlords' compliance with their legal obligations.

The Home Safety Certificate is a way of bringing together key home safety checks that allow landlords to demonstrate the safety of the properties they let for legal, insurance and marketing purposes.

It confirms the completion and availability of supporting documents, such as a gas safety certificate and a fall prevention checklist.

It’s only valid if these documents can also be produced on request; it is a great way of keeping track of what might otherwise seem like an overwhelming process.

The certificate is supported by guidance documents that explain key terms and offer helpful advice on the basic principles that will enable landlords to carry out their simple visual inspections.

Home Safety Guidance includes the following:

  • Home Safety Certificate
  • Routine Visual and Operational Check of the Electrical Installation
  • Guidance to support the Routine Visual and Operational Check of the Electrical Installation
  • Fall Prevention Checklist
  • Legal Requirements

Nick Hayler, Chair of the Electrical Safety in the Home group, said: “The ESR are pleased to relaunch the Home Safety Guidance. This guidance is a collection of documents that landlords can use to show appropriate home safety checks have been carried out.

“This guidance provides a helpful resource to support landlords and prioritise tenant safety.”
